About Us

Nelson Property Management is a locally rooted company managing more than 400 residential rental properties across Fraser and the surrounding Macomb/Oakland County area. We take pride in keeping our homes well maintained and our tenants well cared for, and we're looking for a skilled, dependable technician to join our team and be a big part of that.

The Role

As our in-house Maintenance Technician, you'll handle tenant work requests across our portfolio of single-family and multi-unit rentals. This isn't a job where you're handed a list and sent out the door. You'll manage your own schedule, prioritize requests, communicate directly with tenants, and act as a face of Nelson Property Management every time you knock on a door.

What You'll Do

  • Complete tenant maintenance and repair requests across a range of trades, including minor plumbing, electrical, carpentry, drywall, painting, appliance troubleshooting, and general repairs.
  • Manage and organize your own work schedule, prioritizing urgent and emergency requests while keeping routine jobs moving.
  • Communicate with tenants to schedule appointments, set expectations, and provide updates on the status of repairs.
  • Represent Nelson Property Management professionally, with courteous, respectful interactions and a clean, professional appearance on every job.
  • Document completed work, materials used, and any issues that need follow-up, using our property management software.
  • Identify larger problems that may require a licensed contractor and report them to the office promptly.
  • Assist with unit turnovers and make-ready work between tenants as needed.
  • Participate in an on-call rotation for after-hours emergencies, if applicable.

What We're Looking For

  • Proven experience as a handyman, maintenance technician, or in a similar role, ideally in residential or property maintenance.
  • Working knowledge across multiple trades and the confidence to diagnose and fix a wide variety of problems.
  • Strong self-management skills. You can plan your day, stay organized, and follow through without constant oversight.
  • Clear, friendly communication skills and a customer-service mindset.
  • A professional demeanor and appearance.
  • A valid Michigan driver's license, reliable transportation, and a clean driving record.
  • Your own basic hand and power tools.
  • Comfort using a smartphone or tablet to receive work orders and log completed jobs.
  • Ability to lift [50] lbs, climb ladders, and work in crawl spaces, attics, and outdoor conditions.
  • Preferred but not required: HVAC, EPA 608, or other trade certifications.

Compensation & Benefits

  • Base salary of 45,000–54,000, plus commission based on completed work orders.
