We are seeking a systems-minded and detail-oriented Specifications Writer & Project Manager. This hybrid role blends technical documentation with strategic project coordination, supporting the execution of high-quality modular homes from concept through production.

You will lead the development of Zennihome’s specification systems—building scalable, standardized tools that ensure clarity, accuracy, and alignment between design intent, manufacturing processes, and procurement workflows. The ideal candidate brings a deep understanding of materials and construction and/or modular practices or manufacturing practices, strong communication and leadership skills, and thrives in a collaborative, fast-paced environment.

This is a critical role that will directly support the scaling of our modular product line and improve execution across the entire design-to-delivery lifecycle.

Key Responsibilities

Specifications Development & Management

• Develop and maintain clear, accurate CSI-format specifications across all Zennihome products and phases
• Build and manage a scalable, reusable master specification library to support repeatable modular productization
• Ensure specifications align with design intent, code requirements, and manufacturing constraints
• Coordinate with architects, engineers, consultants, and vendors to vet and approve materials and systems
• Track and manage spec updates, revisions, and version control throughout the project lifecycle
• Respond to RFIs and support QA/QC by ensuring specs are field- and factory-ready

Cross-Functional Project Management

• Lead timelines, milestones, and deliverables from design through procurement and manufacturing
• Coordinate material and system decisions across design, engineering, procurement, and production teams
• Facilitate meetings, maintain documentation, and drive accountability on spec-related decisions
• Track spec handoffs and approvals at key phase gates (design freeze, procurement release, manufacturing start)
• Identify risks, remove blockers, and support efficiency across departments

Process & Systems Improvement

• Design and continuously improve specification workflows that connect design, procurement, and production
• Improve integration of specs with BOMs, costing systems, and vendor databases
• Support standardization of materials and systems to drive scalability and cost efficiency
• Capture and document lessons learned from field and factory teams to inform future specifications

Qualifications

Required:

• 5+ years of experience in architecture, construction, or design project management
• Proven experience writing technical specifications for architectural or prefab projects
• Understanding of construction methods, materials, building codes, and product data
• Excellent written and verbal communication skills
• Strong organizational and multitasking abilities
• Proficiency with Revit, Bluebeam, and project management tools (e.g., Asana, Trello, or MS Project)

Preferred:

• CSI Certification (CCS or CDT)
• Experience in modular/prefab construction or housing innovation
• LEED, WELL, or Passive House knowledge or accreditation
• Familiarity with contract administration and design-to-fabrication workflows
