Position Overview
We are seeking a skilled and reliable Maintenance Technician to help keep our community properties in excellent condition. This role is responsible for buildings and grounds through comprehensive maintenance, equipment upkeep, groundskeeping, and repair work. The ideal candidate is a jack-of-all-trades with strong technical skills, attention to detail, and a commitment to providing exceptional service to residents.
What You'll Do
Building & Equipment Maintenance (35%)
• Complete preventive maintenance schedules and routine inspections
• Troubleshoot and repair mechanical, electrical, plumbing, and HVAC systems
• Install replacement parts following manufacturer guidelines
• Maintain detailed maintenance records and report major repairs
• Respond to maintenance requests promptly and prepare units for new residents
Grounds & Exterior Maintenance (25%)
• Pick up litter; maintain walkways, parking lots, and common areas
• Clean and maintain the pool area, furniture, and surrounding spaces
• Pressure wash paths, drives, sidewalks, brick steps, and wood decks
• Complete interior and exterior painting projects
• Mow, trim, prune, and maintain landscaping; control erosion
• Maintain and repair irrigation systems on association property
• Keep tot lots and playgrounds safe and well-maintained
• Perform daily exterior facility walks
Safety & Security Systems (15%)
• Maintain alarm, fire protection, and emergency lighting systems
• Keep fire extinguishers, hydrants, alarms, and exits in excellent condition
• Identify and report safety hazards promptly
• Comply with OSHA and all applicable safety regulations
• Document safety inspections and corrective actions
Electrical & Lighting (10%)
• Install bulbs and ballasts; repair wiring and fixtures
• Troubleshoot circuit problems; install switches and outlets
• Maintain emergency and security lighting
• Comply with electrical codes and safety standards
Janitorial & Facility Services (10%)
• Clean and stock common areas and restrooms
• Sweep, scrub, mop, and wax floors; clean windows and entrances
• Manage waste disposal and sanitize high-touch surfaces
• Request and manage facility supplies
Special Projects & Support (5%)
• Move furniture; set up meeting and event spaces
• Assemble PA and audio-visual equipment for community events
• Assist with emergency response and disaster preparation
• Participate in capital improvement projects
Work Order & Vendor Management
• Review and prioritize work orders daily
• Order parts and materials; maintain optimal inventory levels
• Coordinate with vendors and contractors for specialized repairs
• Provide oversight of community vendors to ensure performance
• Track and document all maintenance activities in the work order system
REQUIREMENTS
Required
• High school diploma or GED equivalent
• Minimum 2-3 years of maintenance, facilities, or related experience
• Valid driver's license, clean driving record, and reliable transportation
• Proficiency with hand tools, power tools, and diagnostic equipment
• Ability to read technical manuals, blueprints, and schematics
• Basic computer/mobile skills for work order systems
• Working knowledge of plumbing, electrical, mechanical, paint, carpentry, and basic appliance repair
• Ability to lift and carry at least 50 pounds regularly
• Stamina for standing, walking, bending, climbing, ladder work, and confined spaces
• Ability to work outdoors in various weather conditions
• Available for on-call rotation, weekend, evening, and holiday emergency coverage
• Must pass a comprehensive background check and pre-employment drug screening
• Subject to random drug testing (safety-sensitive position)
• Legally authorized to work in the United States
Preferred
• Technical diploma, vocational training, or apprenticeship
• Community association or property management experience
• HVAC certification or EPA refrigerant handling certification
• CPO (Certified Pool Operator) certification
• Electrical or plumbing license
• Experience with irrigation systems, building automation, or emergency generators
