Position Overview

We are seeking an experienced Portfolio Community Association Manager (CAM) to oversee a portfolio of HOA and COA communities. You’ll serve as the primary CAM for multiple boards, traveling between properties and balancing time across office, field, and board meetings. The ideal candidate is highly organized, self-directed, and brings strong financial, vendor, and governance discipline to every community in the portfolio.


What You’ll Do

•   Serve as the primary CAM for an assigned portfolio of HOA/COA communities

•   Attend all board meetings, annual meetings, and special meetings for your portfolio

•   Prepare comprehensive monthly board packages and management reports for each association

•   Review monthly financials, lead annual budgets, and approve invoices across the portfolio

•   Oversee collections per Florida Statutes — NOLA, ITL, designated agent referral

•   Conduct routine site inspections and oversee preventive maintenance and vendor work

•   Manage vendor contracts, RFPs, and capital improvement projects from RFP through closeout

•   Oversee covenant enforcement and architectural review across the portfolio

•   Advise boards on Florida Statutes (Chapters 718, 719, 720), governing documents, and best practices

•   Respond to owner inquiries and after-hours emergencies across assigned communities


REQUIREMENTS

Required

•   Active Florida Community Association Manager (CAM) license

•   3–5 years of community association management experience

•   Working knowledge of Florida Statutes Chapters 718, 719, and 720

•   Working knowledge of milestone inspections, SIRS, and reserve studies

•   Proficient with Microsoft Office Suite and CINC management software

•   Strong financial acumen — able to read, analyze, and explain association financials to boards

•   Excellent written and verbal communication skills

•   Valid Florida driver’s license, reliable personal vehicle, and current auto insurance


Preferred

•   1–2+ years of prior portfolio management experience (multiple associations simultaneously)

•   CMCA designation (Certified Manager of Community Associations)

•   AMS or PCAM designation

•   Bachelor’s degree in Business, Property Management, or related field

•   Experience with developer turnover communities

•   Bilingual (English/Spanish)


SCHEDULE

Hybrid schedule across office, field, and board meetings. Standard business hours with evening availability for board meetings, weekend availability for annual meetings and emergencies, and an on-call rotation for after-hours portfolio emergencies.


PHYSICAL & TRAVEL REQUIREMENTS

•   Regular travel between assigned communities (mileage reimbursed)

•   Walk property grounds regularly for inspections

•   Climb stairs and navigate various terrain

•   Lift up to 25 pounds occasionally

•   Work in various Florida weather conditions
