107-Unit Apartment Community | Northwest Portland, OR

Start Date: September 1, 2026

Uptown Properties is seeking an experienced, energetic, and customer-focused Live-In Property Manager to oversee the day-to-day operations of a 107-unit apartment community in Northwest Portland.

This is a unique opportunity to live where you work while managing a thriving apartment community. The successful candidate will be responsible for leasing, resident relations, property operations, routine maintenance coordination, vendor oversight, inspections, and ensuring the property remains safe, clean, and professionally maintained.

Compensation

  • Private onsite apartment provided as part of the compensation package
  • All utilities included
  • Live in one of Portland's most desirable neighborhoods


Schedule

  • Tuesday through Saturday
  • Daily schedule will vary based on leasing activity and operational needs.
  • Two complete property walks are required every day:
  • Morning property inspection
  • Evening property inspection
  • Must be available to respond to property emergencies when necessary.


Position Summary

The Live-In Property Manager is responsible for the overall success of the community by providing exceptional customer service, maintaining strong occupancy, overseeing daily operations, coordinating maintenance activities, and ensuring the property is clean, safe, and welcoming for residents and guests.

This position works independently while partnering closely with Uptown Properties' corporate management team.


Leasing & Occupancy

Maintaining occupancy and providing an outstanding leasing experience are core responsibilities of this role.

Responsibilities include:


  • Respond promptly to leasing inquiries by phone, email, text, and internet leads.
  • Follow up consistently with prospective residents.
  • Schedule and conduct apartment tours.
  • Host open houses and leasing events as needed.
  • Process rental applications.
  • Prepare lease documents, addenda, and move-in paperwork.
  • Coordinate lease signings.
  • Perform move-in and move-out inspections.
  • Conduct move-in orientations and key handoffs.
  • Coordinate unit readiness with maintenance vendors.
  • Update marketing information and unit availability.
  • Assist in achieving occupancy and leasing goals.


Property Operations & Maintenance

The Property Manager is responsible for the daily operation and condition of the community.

Responsibilities include:


  • Complete thorough inspections of the property twice daily.
  • Maintain the cleanliness, curb appeal, and overall appearance of the community.
  • Create, prioritize, and assign maintenance work orders.
  • Perform routine maintenance tasks within the scope of the position, including replacing light bulbs, changing furnace filters, posting notices, touching up common areas, cleaning shared spaces, removing minor debris, and other general property upkeep.
  • Coordinate and oversee vendors and contractors.
  • Verify quality and completion of maintenance work.
  • Identify preventative maintenance needs before they become larger issues.
  • Ensure vacant apartments are rent-ready.
  • Maintain supplies necessary for routine property operations.
  • Respond appropriately to emergency maintenance situations.


Resident Relations

  • Deliver exceptional customer service to residents and guests.
  • Respond promptly and professionally to resident concerns.
  • Resolve issues efficiently and professionally.
  • Communicate maintenance schedules and repair updates.
  • Enforce lease agreements and community policies consistently.
  • Build positive relationships with residents while maintaining professional boundaries.
  • Help create a welcoming, safe, and enjoyable community.


Safety & Compliance

  • Maintain a safe and well-maintained property.
  • Conduct routine safety inspections.
  • Monitor lighting, walkways, parking areas, landscaping, and building exteriors.
  • Ensure compliance with applicable federal, state, and local housing regulations.
  • Maintain inspection and property records.
  • Assist in emergency preparedness and response efforts.


Administrative Responsibilities

  • Maintain accurate leasing, resident, and inspection records.
  • Prepare weekly operational reports including:
  • Occupancy updates
  • Leasing activity
  • Pending applications
  • Maintenance updates
  • Resident concerns
  • Vendor performance
  • Safety observations
  • Recommended property improvements
  • Outstanding action items
  • Maintain organized files and documentation.
  • Communicate regularly with the corporate management team regarding property operations.


Qualifications

We're looking for someone who is proactive, organized, and takes ownership of their community.

Preferred qualifications include:


  • Previous apartment property management or leasing experience.
  • Strong customer service and sales skills.
  • Excellent written and verbal communication.
  • Ability to work independently with minimal supervision.
  • Strong organizational and time-management skills.
  • Comfortable using Microsoft Office and property management software (AppFolio experience is a plus).
  • Ability to prioritize multiple tasks in a fast-paced environment.
  • Ability to walk the property multiple times each day, climb stairs, lift up to 50 pounds, and perform routine maintenance tasks.
  • Reliable transportation.
  • Valid driver's license.
  • Successful completion of a background check.
