Position Summary

The Senior Mortgage Loan Processor is responsible for managing all aspects of the loan file from initial setup through final closing. This role encompasses disclosing, setup, loan coordination, and loan closing functions, ensuring each loan is processed accurately, efficiently, and in full compliance with regulatory and investor requirements.

This position serves as a key liaison among loan officers, borrowers, underwriters, title/escrow partners, and closing teams to ensure an exceptional borrower experience and smooth loan workflow.


Essential Duties and Responsibilities

Loan Processing & Coordination

  • Review new loan applications for completeness and compliance with company and investor guidelines.
  • Collect, verify, and validate borrower documentation, including income, assets, liabilities, and credit reports.
  • Maintain accurate and organized loan files within the company’s LOS system.
  • Communicate proactively with loan officers, borrowers, and third parties regarding status updates and outstanding items.
  • Manage pipeline to ensure timely movement of files through each processing stage.

Disclosures & Loan Setup

  • Prepare, issue, and track initial and revised disclosures in compliance with TRID, RESPA, and company policies.
  • Validate data accuracy prior to submission to underwriting.
  • Manage change-of-circumstance notifications and re-disclosure timelines.
  • Set up loan files for underwriting, ensuring completeness and compliance.

Loan Coordination

  • Serve as the central communication point between borrowers, loan officers, title companies, and lenders.
  • Track and obtain all required documentation to clear underwriting and closing conditions.
  • Proactively identify and resolve potential issues that may delay loan closings.
  • Ensure loan conditions are met and all stipulations are satisfied prior to funding.

Loan Closing Functions

  • Coordinate with title and escrow companies to prepare and deliver accurate Closing Disclosures (CDs).
  • Verify all closing documentation aligns with final underwriting approval and program requirements.
  • Schedule closings and ensure all final conditions are cleared prior to funding.
  • Provide post-closing support and assist with loan delivery as needed.


Knowledge, Skills, and Abilities

  • Comprehensive understanding of Conventional, FHA, VA, USDA, Jumbo & non-QM (i.e. DSCR & Bank Statement) loan programs.
  • Proficiency with mortgage LOS software (e.g., Encompass, Calyx, LendingPad, Arive or similar).
  • Strong grasp of federal and state compliance standards, including TRID and RESPA.
  • Exceptional organizational skills and attention to detail.
  • Ability to manage multiple files simultaneously while meeting deadlines.
  • Excellent written and verbal communication skills.
  • Strong problem-solving and decision-making abilities.
  • Collaborative, team-oriented mindset with a focus on customer service excellence.


Education and Experience Requirements

  • Minimum 3–5 years of mortgage loan processing experience required.
  • Prior experience in a mortgage brokerage or correspondent lending environment preferred.
  • Experience with loan disclosures, coordination, and closing processes required.
  • High school diploma required; associate or bachelor’s degree preferred.


Work Environment

  • Standard office environment with occasional remote flexibility.
  • Must be able to work extended hours during peak processing periods.
  • Frequent communication with internal and external partners via phone, email, and secure digital systems.
