Description

Turnkey Property Services is seeking a reliable, hands-on Maintenance / Make Ready Technician to support day-to-day maintenance operations and unit turnover across the properties we service for our clients. This is a field-based, self-directed role — you'll be moving between properties throughout the day, typically handling several work orders per shift, working independently with occasional coordination with other technicians. Strong time management and the ability to prioritize on the fly are essential. This role combines routine maintenance response with make-ready work to get vacant units rent-ready quickly and to a high standard.

Responsibilities

●      Perform general maintenance repairs: plumbing, electrical, appliances, drywall, painting, flooring, and carpentry

●      Complete make-ready turns on vacant units — cleaning, painting, repairs, and punch-list items — to meet move-in timelines

●      Respond to resident work orders in a timely, professional manner

●      Maintain accurate records of work performed, including thorough descriptions of the issue and repair and before-and-after photos for each job

●      Follow safety protocols and code requirements on all jobs

●      Communicate clearly with property managers, tenants, and internal staff on unit status and timelines

Requirements

●      3–5+ years of experience in apartment/property maintenance or a related trade

●      Working knowledge of basic plumbing and electrical systems

●      Ability to work independently and manage multiple units/priorities

●      Own basic hand tools

●      Valid driver's license and reliable transportation

●      Physical ability to lift 50+ lbs, climb ladders, and work in varied conditions

●      Ability to use company software on a smartphone for logging hours, viewing work orders, and updating project status

Pay & Schedule

●      Pay range: $24–$30/hr, based on experience

●      Full-time, Monday–Friday

Salary

$24 - $30 per hour
