Trust Neighborhoods is a nonprofit dedicated to helping neighborhoods facing gentrification fight displacement and direct their own investment. Our team is motivated by reversing decades of unjust and racist disinvestment in our centrally-located neighborhoods and a belief that a different future for neighborhoods is possible, necessary, and urgent. Trust Neighborhoods works with existing neighborhood-based organizations across the US in communities at risk of gentrification and helps them secure affordable housing and retail before pricing pressure displaces renters. Core to Trust Neighborhoods’ work is creating the Mixed-Income Neighborhood Trust (MINT) model. Trust Neighborhoods supports neighborhood-based organizations in launching MINTs that use outside investment to buy, renovate, build, and manage high-quality, affordable rental housing and retail to preserve affordability, prevent displacement, and enable community governance.

About the Role

Trust Neighborhoods is entering a period of significant organizational, institutional, and programmatic growth. Our organizational budget has grown 5x this year, and we are testing and growing our own investment financial products to support MINT growth. We are seeking an experienced, strategic finance leader to join our operations team and strengthen the financial systems, processes, and infrastructure needed to support this next phase of growth and impact.

The Director of Finance will have final responsibility for the quality and content of all financial data, reporting, and audit coordination at Trust Neighborhoods. This is a role for someone who can balance strategic thinking with hands-on execution in a lean environment. This position will report directly to the Chief Operating Officer.

The Director of Finance will also work with relevant team members in Trust Neighborhoods to support the MINTs with aspects of their budgeting and financial advising. As Trust Neighborhoods is an advisor to the MINTs, this is in an advisory capacity and in our technical assistance capacity. Aspects of what level of services are best for Trust Neighborhoods to provide to the five existing MINTs and future MINTs will be developed with the insight from this role.

Core Responsibilities

Budget and Forecast Development and Analysis

• Lead the annual budget development process in partnership with the leadership team and in alignment with strategic priorities and annual key performance indicators (KPIs)
• Serve as the lead liaison to Trust Neighborhoods’ Board of Directors’ Finance Committee 
• Lead preparation of annual budget and quarterly financial package for Board of Directors, including budget vs. actuals, balance sheet, cash flow statements, and managerial insights
• Plan, implement, and maintain budget reports to monitor capital expenditures, cash flow, and investments, and evaluate financial risks
• Establish and maintain financial performance indicators tied to strategic priorities, MINT performance, and annual KPIs
• Maintain long-term financial forecast with a keen understanding of the key revenue and cost drivers to scale the organization and appropriate scenario planning to drive decision-making and fundraising communications
• Lead ad hoc budgeting and financial needs to support fundraising

Financial Management

• Manage Trust Neighborhoods’ finance functions and oversee the third-party accounting consultant, including preparation of monthly financial statements and reconciliation
• Lead Trust Neighborhoods’ annual audit and 990 development process in partnership with the Senior Operations Manager
• In collaboration with the soon-to-hire Director of Capital Partnerships, oversee treasury functions and administration of Trust Neighborhoods' loan and investment products, including TN Acquisitions & Bridge LLC and first-in national equity capital fund
• Collaborate with the Senior Operations Manager and Director of Capital Partnerships to oversee grant management and loan compliance
• Maintain up-to-date finance policy and procedures, and ensure adherence

MINT Financial Oversight & Support 

• Serve as a strategic partner to the MINT team on the creation and implementation of MINT-related financial policies and procedures, including building out MINT accounting frameworks and setting annual budget processes
• Support the annual MINT-level budgeting and goal-setting cycle from an-accounting quality-control lens, such as serving as a resource for MINT-level accountants on accounting-specific questions and issue resolution, rather than owning the MINT budget process itself
• Participate in the due diligence process for new MINTs by reviewing partner financial information
• Participating in the quarterly review of MINT financials for quality control
• Provide guidance to MINTs on audit best practices and support annual audits as needed
• Support fundraising, capitalization, and investment strategy efforts reporting and funder compliance
• As needed, serve as a backstop on MINT financial projections/modeling and on budget-approval by MINT governance with the Senior Associate; these are expected to be occasional rather than a standing responsibility

Required experience and qualifications:

• 7+ years of professional experience with finance in community development, real estate, or affordable housing
• Ability to translate financial concepts to, and effectively collaborate with, the Trust Neighborhoods’ team and external stakeholders who do not necessarily have finance backgrounds.
• Prior experience and/or expertise in nonprofit financial accounting and general ledger software.
• Prior experience with audit coordination
• Strong analytical and quantitative skills, with comfort working across financial models and real-world messy data
• Ability to balance strategic thinking with hands-on execution in a lean, fast-moving environment.
• A multi-tasker with the ability to wear many hats in a fast-paced environment
• Advanced familiarity with QuickBooks
• Proficiency with Google Suite tools (Docs, Sheets, Slides, Gmail).

Preferred experience and qualifications:

• Experience with real estate finance fundamentals and experience working across multiple capital types (debt, equity, philanthropic)
• Prior leadership or managerial experience
• Prior growing entrepreneurial team experience
• CPA, CMA, MBA or other relevant professional certification

Salary & logistics

• Full-time role beginning Q4 2026.
• Remote position, willing to travel for team retreats (twice a year) and neighborhood visits (approximately once per quarter) 
• Salary based on experience in range of $115,000 - $140,000
