Tennessee Property Management Solutions is hiring a full-time Apartment Maintenance Technician to keep 350+ residential units across East Tennessee safe, functional, and rent-ready. You'll handle routine plumbing, electrical, HVAC, and appliance repairs, complete unit turns between residents, respond to work orders from tenants and the management team, and document everything in Appfolio the same day. This is a field role based out of Greeneville — you'll run your own route across multiple properties, prioritize by urgency, and work with minimal supervision. We're looking for someone with residential maintenance experience, a reliable truck and tools, and the judgment to know when to fix it and when to call a vendor. $30–$35/hour, plus PTO and mileage reimbursement.

About the Role


TNPMS is seeking an Apartment Maintenance Technician to service rental units across our managed portfolio. The ideal candidate will be responsible for the overall maintenance and upkeep of our properties, providing a safe and comfortable living environment for our residents. This is a field position — you'll manage your own route across multiple properties rather than sitting at one site all day.


Responsibilities


  • Conduct routine maintenance and repairs across plumbing, electrical, and HVAC systems
  • Diagnose and repair appliances, doors, locks, fixtures, and general carpentry items
  • Complete unit turns and make-ready work: drywall patching, paint, punch-list items, and final walk-through
  • Perform inspections of rental units to identify maintenance issues before they become emergencies
  • Respond promptly to maintenance requests from residents and the property management team
  • Document all work orders, parts, and time in our property management system (Appfolio) the same day the work is performed
  • Keep accurate records of maintenance performed and supplies used
  • Assist with property renovations and upgrades as needed
  • Coordinate with outside vendors and contractors when work falls outside scope
  • Organize and manage multiple job locations simultaneously, prioritizing by urgency
  • Participate in the after-hours emergency on-call rotation
  • Communicate effectively with team members, residents, owners, and other stakeholders
  • Maintain a clean, professional demeanor at all times, representing the company's values and standards
  • Follow all safety procedures and maintain a safe work site


Requirements


  • Previous experience as a residential or apartment maintenance technician, or a similar role
  • Working knowledge of general maintenance techniques, tools, and equipment
  • EPA Section 608 certification (required for refrigerant work — or willingness to obtain within 90 days)
  • Ability to work independently and as part of a team
  • Strong organizational and time management skills
  • Detail-oriented and results-driven mindset
  • Strong communication and interpersonal skills
  • Basic comfort with email, Office platforms, and smartphone-based work order apps
  • High school diploma or equivalent
  • Valid driver's license and insurable driving record
  • Reliable truck and the personal hand tools necessary for the job


Preferred


  • Certification or trade schooling in HVAC, electrical, or plumbing
  • Experience with multi-family or scattered-site portfolios
  • Bilingual (English/Spanish)


Physical Requirements


  • Ability to lift and carry up to 50 lbs
  • Ability to climb ladders and stairs, and work in attics, crawlspaces, and mechanical rooms
  • Ability to work outdoors in varying weather conditions
  • Ability to stand, kneel, bend, and reach for extended periods
