Description

As a Project Manager with Seaboard Builders, you will manage and act as the main liaison for all activities associated with vendor management, scheduling, and quality control. The Project Manager provides leadership, vision, and direction for all aspects of construction, including but not limited to, project management, purchasing, field operations, environmental compliance, and safety. The Project Manager is also responsible for helping the company to achieve financial goals and objectives while increasing operating performance and developing future strategic plans and pursuits.

Essential Duties and Responsibilities

  • Oversee day to day construction operations to ensure homes are built of high quality, within budgets, complete and within scheduled timeframes.
  • Responsible for adherence to all construction field policies and procedures both on and off-site, maintaining the strong reputation of Seaboard Builders.
  • Responsible for onsite leadership, direction, and guidance in construction procedures, building codes, scheduling, and national safety requirements.
  • Oversee field operations, supervise production, and manage schedules and quality control so that homes are built 100% complete to meet Seaboard quality standards.
  • Daily onsite supervision is required to manage quality, schedules, and policy enforcement.
  • Help procure trade partners and continue to foster relationships of all trades and vendors responsible for the construction of homes. Assist in the bidding process, negotiations, and selection of trades. Responsible for payment approvals to ensure the success and growth of our trade partners.
  • Work with Company and departmental leadership to develop strategic planning for the organization around the growth and development of construction.
  • Review documentation for plans, specifications, budgets, contracts, and purchase orders ahead of any construction. Report and maintain documents and performance according to the established plans.
  • Regular review of costs, budgets, and scheduled activities on projects. Oversee cost reporting and change order management systems and project document control.
  • Monitor and prevent significant cost and schedule impacts.
  • Responsible for achieving excellent customer satisfaction by promoting an atmosphere of accountability that focuses on exceptional quality and customer service.
  • Follow Seaboard Builders’ processes and procedures to ensure the construction of the most cost-effective, high-quality product. Provide insight and recommendations to reduce costs and increase efficiency.
  • Conducts all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company.
  • Perform other duties as assigned.


Education and Experience:

  • Bachelor’s Degree or higher is preferred but not required.
  • Five or more years of professional experience in construction management with a specific focus on Residential projects.


Required Skills/Abilities:

  • Excellent verbal and written communication skills with proven negotiation skills.
  • Excellent interpersonal and customer service skills.
  • Excellent organizational skills and attention to detail.
  • Thorough understanding of purchasing procedures and policies.
  • Must have a vehicle and a valid driver’s license.
  • Demonstrated problem-solving skills with an ability to overcome obstacles as an individual and with group coordination.
  • Effective time management skills and can thrive in a team environment.
  • Experience with construction management and scheduling software
  • Proficient with technology and understanding of Microsoft Office applications & email.
  • Knowledge of construction procedures, building codes, estimating, and scheduling best practices.
  • Have a strong operational focus, analytical ability, and good judgment with high ethical standards.
  • Ability to read, count and write English to complete all necessary documentation.
  • Ability to read plans, tape measure and use other small tools as necessary to the position.
  • Ability to effectively and courteously communicate with all persons.

PHYSICAL REQUIREMENTS:

  • Ability to work up to 10 hours per day in a fast-paced environment.
  • Work hours/days may vary to oversee operations.
  • Ability to withstand regular exposure to outside weather conditions and elements.
  • Ability to climb stairs and ladders, bend, stoop, reach, etc.
  • Ability to lift and carry up to 50 pounds.
  • Ability to operate a motor vehicle and/or other equipment necessary to the position.
  • Specific vision abilities required by this job include close vision, distance vision, color vision, and peripheral vision.
  • Some travel may be required.
