We are seeking a Wholesale Credit Underwriter to join a high-performing mortgage operations team supporting a client with both retail and wholesale lending channels.
This is a credit-focused portfolio underwriting role - not a broad agency or traditional non-QM underwriting position. The primary product is an open-ended home equity line of credit with a five-year interest-only period followed by a 20-year principal-and-interest repayment period. A 30-year fixed-rate portfolio product will be added in the near future.
Collateral underwriting is handled by a separate department. Your focus will be borrower creditworthiness, income and repayment capacity, title, hazard insurance, fraud and compliance findings, required documentation, and the overall credit decision.
WHAT MAKES THIS ROLE DIFFERENT
· Credit-only underwriting; a dedicated collateral team handles property valuation and collateral review.
· One primary portfolio HELOC product with a defined guideline set rather than a wide range of agency and non-QM programs.

KEY RESPONSIBILITIES
· Analyze and manually underwrite wholesale portfolio loan applications in accordance with company lending policies, investor guidelines, and applicable regulatory requirements. No AUS
· Review credit reports, income documentation, tax returns, bank statements, employment information, assets, liabilities, and other documentation necessary to evaluate repayment ability.
· Calculate qualifying income, debt-to-income ratios, and other credit metrics accurately and consistently.
· Evaluate title reports, hazard insurance, fraud reports, compliance findings, signed disclosures, and other required credit documentation.
· Identify, assess, document, and mitigate credit, fraud, compliance, and documentation risks.
· Issue clear and well-supported approvals, counteroffers, suspensions, and declinations within delegated authority and established guidelines.
· Review and clear underwriting conditions efficiently to support timely loan closings and movement to clear-to-close status.
· Document decisions, rationale, conditions, and file status clearly and thoroughly within Blue Sage Solutions and the applicable loan origination workflow.
· Maintain timely, meaningful notes so processors, loan officers, brokers, operations staff, compliance personnel, and management can readily understand the status of each loan.
· Manage a task-based pipeline involving multiple touches per file while meeting established service-level agreements, productivity expectations, and quality standards.
· Collaborate with loan officers, processors, brokers, lenders, compliance teams, operations staff, and management to resolve underwriting questions and file issues.
· Communicate directly with brokers or loan officers when needed for counteroffers, suspensions, declinations, or other material credit decisions.
· Remain current on company guidelines, regulatory requirements, underwriting best practices, and process changes.

QUALIFICATIONS
· Demonstrated residential mortgage underwriting experience, including manual review of borrower credit, income, assets, liabilities, and repayment capacity.
· Strong knowledge of credit reports, income analysis, debt-to-income calculations, title reports, hazard insurance, fraud reports, and underwriting documentation.
· Ability to interpret and apply written portfolio lending guidelines consistently.
· Experience issuing and documenting approvals, conditions, counteroffers, suspensions, and declinations.
· Ability to work effectively and independently in a 100% remote environment.
Preferred Experience
· Wholesale mortgage underwriting experience.
· Portfolio, non-agency, home equity, or HELOC underwriting experience.
· Experience with Blue Sage Solutions LOS.
· Experience working in a task-based loan origination system or workflow.
Experience managing a consistent pipeline while meeting service-level and quality expectations
