Collateral Only Underwriting with a clear focus on property valuation and collateral risk
KEY RESPONSIBILITIES
· Review residential appraisal reports, automated valuation products, property condition information, and related collateral documentation in accordance with company and client-specific portfolio guidelines.
· Assess property eligibility, marketability, valuation support, appraisal quality, data consistency, and potential collateral risk.
· Compare appraisal conclusions with available property records, valuation tools, photographs, maps, and other supporting information.
· Identify and evaluate concerns involving comparable selection, adjustments, market trends, property condition, zoning, land use, occupancy, unique property characteristics, and valuation methodology.
· Determine whether additional documentation, appraisal revisions, clarification, secondary valuation products, or escalated review is required.
· Issue clear, well-supported collateral approvals, conditions, suspensions, or escalations within delegated authority and established guidelines.
· Review and clear collateral conditions efficiently to support timely loan closings and movement to clear-to-close status.
· Document findings, rationale, conditions, and file status clearly and thoroughly within Blue Sage Solutions and the applicable loan origination workflow.
· Maintain timely, meaningful notes so processors, loan officers, brokers, operations staff, and management can readily understand the collateral status of each loan.
· Manage a task-based pipeline involving limited touches per file while meeting established service-level agreements, productivity expectations, and quality standards.
· Collaborate with processors, underwriters, loan officers, brokers, appraisal management contacts, operations staff, and management to resolve collateral questions and file issues.

QUALIFICATIONS
· Demonstrated residential mortgage experience with substantial exposure to appraisal and collateral review.
· Strong knowledge of residential appraisal reports, comparable sales analysis, adjustments, property condition, marketability, and valuation risk.
· Ability to identify inconsistencies, unsupported conclusions, missing documentation, and potential red flags in collateral files.
· Ability to interpret and consistently apply written portfolio collateral guidelines.
· Ability to document collateral decisions and conditions clearly and accurately.
· Ability to work effectively and independently in a 100% remote environment.
Preferred Experience
· Senior mortgage processing experience that includes extensive appraisal review.
· Current or prior collateral underwriting experience.
· Residential mortgage underwriting experience with an interest in specializing in collateral review.
· Experience reviewing collateral under Fannie Mae, Freddie Mac, FHA, VA, or USDA standards. This experience is helpful but is not the review standard for this role.
· Portfolio, non-agency, home equity, HELOC, or HELOAN experience.
· Experience with Blue Sage Solutions LOS or a task-based loan origination workflow.
· Experience managing a consistent pipeline while meeting service-level and quality expectations.
