Are you a hands-on problem solver who takes pride in keeping a community well maintained and residents satisfied? We are seeking a skilled, dependable Lead Maintenance Technician to independently manage the day-to-day maintenance needs of a 92-unit apartment community.


This is a hands-on, individual-contributor role. The Lead Maintenance Technician will be the primary maintenance professional onsite and must be comfortable prioritizing work, troubleshooting problems, and managing responsibilities with limited daily supervision. Management and outside-vendor support will be available when needed.


Key Responsibilities

🔧 General Maintenance & Repairs

  • Perform daily repairs in units and common areas:
  • Plumbing: Leaks, fixture replacement, clogs
  • Electrical: Outlets, switches, lighting
  • HVAC: Filter changes, coil cleaning, minor fixes
  • Appliances: Ovens, refrigerators, dishwashers, washers/dryers
  • Carpentry & Paint: Cabinets, drywall, doors, touch-ups/full painting

🛠 Preventive Maintenance

  • Conduct scheduled inspections and upkeep on major systems
  • Seasonal prep (winterizing, HVAC tune-ups, pool care)

🏠 Resident Service Requests

  • Respond to and resolve maintenance requests quickly and professionally
  • Communicate with residents to ensure satisfaction

🚪 Unit Turnovers

  • Prepare units for new residents: repairs, painting, cleaning, appliance checks
  • Meet established deadlines for move-in readiness

🌿 Grounds & Amenity Maintenance

  • Maintain landscaping, trash areas, and exterior property cleanliness
  • Service amenities such as pools, gyms, and clubhouses

⚠ Safety & Compliance

  • Follow OSHA and company safety standards
  • Identify and report hazards; use proper PPE

🚨 Emergency Maintenance

  • Participate in on-call rotations for urgent issues (e.g., leaks, outages)
  • Respond promptly and effectively to emergency situations

📦 Inventory & Documentation

  • Track tools, equipment, and supplies
  • Update work orders and service records using AppFolio, ResMan, or similar systems


Qualifications & Skills

  • Knowledge of plumbing, electrical, HVAC, carpentry, appliances, and general maintenance
  • Strong troubleshooting and diagnostic abilities
  • Time management and organizational skills
  • Clear communication with residents and team members


Preferred (but not required) Certifications:

  • EPA 608 (HVAC)
  • Certified Pool Operator (CPO)
  • OSHA 10 or 30


Physical Requirements

  • Lift up to 50 lbs regularly
  • Comfortable using ladders, working at heights, and in tight spaces
  • Frequent bending, kneeling, climbing, and extended standing
  • Outdoor work in all weather conditions


Schedule & Compensation

  • Full-time role with rotating on-call, weekend, and after-hours availability
  • Competitive hourly pay based on experience
