Residential Property Manager (SFR + Multifamily)

About the Role
Paramount Realty & Management is hiring a customer-first Residential Property Manager to oversee day-to-day operations for a portfolio of single-family and multifamily rental properties in the Waco area. This role is responsible for owner and tenant relations, leasing, property inspections, and maintenance oversight, with strong support from company leadership and an admin/accounting back office.
We’re looking for someone who is organized, tech-savvy, and service-minded—someone who takes ownership, communicates clearly, and makes owners and residents feel genuinely cared for.
Key Responsibilities:
Owner + Tenant Relations
- Serve as primary point of contact for assigned owners and residents; deliver high-touch, professional service.
- Communicate proactively and clearly via phone/email/text and through our software platform.
- Resolve issues quickly and calmly; de-escalate conflict with professionalism and empathy.
- Enforce lease terms consistently and appropriately; coordinate notices and documentation as needed.
Leasing + Marketing
- Manage the leasing cycle from vacancy to signed lease: marketing coordination, showings, applications, screening workflow, lease execution, and move-in process.
- Coordinate property readiness standards (turns/make-ready) to reduce days-on-market.
- Conduct showings, including occasional after-hours activity when needed.
Property Inspections + Operations
- Perform move-in/move-out and periodic inspections; document conditions with photos and detailed notes.
- Identify issues early and coordinate corrective action; maintain property standards.
Maintenance Oversight + Vendor Coordination
- Triage maintenance requests; coordinate vendors/contractors and oversee repairs from start to finish.
- Validate quality of work and ensure timely completion; keep residents and owners informed.
- Obtain quotes/bids when needed; manage repairs within approved budgets and company processes.
- Maintain clear documentation for owner reporting and accounting support.
Systems + Documentation
- Use property management software (AppFolio preferred) for communications, work orders, notes, tasks, and documentation.
- Ensure records are accurate, complete, and timely.
Schedule + After-Hours Requirements
- Standard weekday business hours.
- After-hours leasing activity will be required at times (showings / leasing urgency).
- On-call requirement: This position is always on-call, except while on approved PTO.
- We use an after-hours answering/dispatching service to triage most calls. The Property Manager will be contacted primarily for health-and-safety maintenance emergencies that require escalation and coordination.
Compensation + Benefits
- Salary Exempt position with bonus and commission potential (structure based on performance and portfolio needs).
- No health insurance or 401(k) at this time.
- PTO: Starts at 2 weeks, negotiable based on fit/experience.
- Mileage: Reimbursed at the federal reimbursement rate for required use of personal vehicle.
Required Qualifications (Must-Haves)
- Fluent in English (spoken and written).
- Strong verbal and written communication; professional tone and follow-through.
- Demonstrated customer service mindset (owners and residents must feel taken care of).
- Tech-comfortable and quick to learn systems/software.
- Must maintain professional appearance standards at all times.
- Physically able to walk properties, conduct inspections, and climb stairs when applicable.
Licensing (Preferred)
- Texas Real Estate License strongly preferred (Sales Agent or Broker).
- This role may involve activities that require licensure depending on portfolio and duties.
Experience (Preferred, but not the main filter)
- Prefer 3–5 years in residential property management and/or leasing.
- AppFolio experience preferred.
- College degree preferred.
- Spanish fluency is a plus (not required).
Local Candidate Requirement / No Relocation
- We are seeking candidates who currently live within commuting distance. Ideal residence is within ~30 miles of Waco.
- Relocation is not offered or reimbursed. Candidates relocating must do so at their own expense.
Vehicle + Driving Requirements
- Valid driver’s license and clean driving record.
- Reliable personal vehicle available for daily use in performance of the job (mileage reimbursed as noted).
