Roving Maintenance Technician
The Role
We are seeking a dependable, skilled Roving Maintenance Technician to perform maintenance and repairs across multiple properties. You will work closely with our property management team to keep properties safe, functional, and well maintained while providing professional, courteous service to residents.
This role requires someone who can work independently, prioritize maintenance requests, and travel between properties. You must have a reliable truck capable of transporting tools and materials, along with your own tools for general maintenance and repairs.
What You’ll Do
- Perform routine maintenance, inspections, and repairs across multiple properties.
- Complete interior and exterior painting, including surface preparation, sanding, priming, and touch-ups.
- Patch and repair drywall, including taping, finishing, and matching existing textures.
- Patch and repair stucco.
- Repair and maintain fences, gates, and decks, including replacing damaged boards and completing minor carpentry work.
- Replace light bulbs and perform basic lighting maintenance.
- Troubleshoot and complete minor plumbing and electrical repairs within your qualifications; identify issues requiring a licensed specialist.
- Perform basic HVAC maintenance, such as replacing filters, and report issues requiring specialized service.
- Repair or replace doors, locks, hardware, and other common building components.
- Assist with unit turnovers and prepare vacant units for new residents.
- Respond promptly to maintenance requests and communicate progress, delays, and completion to the management team.
- Pick up, load, transport, and unload materials and supplies using your truck.
- Document completed work, materials used, and outstanding issues through the company’s maintenance tracking system.
- Follow safe work practices, protect residents’ belongings, and leave work areas clean and orderly.
What We’re Looking For
- Previous experience in property maintenance, construction, or a related trade.
- Hands-on skills in painting, drywall repair, stucco patching, basic carpentry, and fence and deck repairs.
- Working knowledge of basic plumbing, electrical, and general building maintenance.
- Ability to assess problems, complete repairs independently, and recognize when specialized help is needed.
- Strong time management skills and the ability to handle assignments at multiple properties.
- Clear communication, attention to detail, and a professional, resident-focused attitude.
- Basic smartphone and computer skills for work orders, photos, and reporting.
- A reliable truck suitable for transporting tools, supplies, and building materials.
- Your own tools appropriate for general maintenance and repair work.
- A valid driver’s license and current vehicle insurance.
- Ability to perform the essential duties of the position, including using ladders, bending, kneeling, and moving tools and materials, with or without reasonable accommodation.
Nice to Have
- Experience maintaining residential rental properties or working with a property management company.
- Experience completing unit turnovers.
- Relevant trade certifications or training in HVAC, plumbing, or electrical work.
