Crew Leader
A Crew Leader is responsible for overseeing and working with teams of employees and motivating them to complete their job duties effectively. Their duties include training new employees and providing Team Members with daily objectives, developing and implementing reward systems to motivate employee productivity and communicating with upper management to determine the best methods for meeting business goals. This position will lead/support the team to deliver outstanding make ready quality and ensure 100% scores on every apartment delivered. The Crew Leader reports to the Maintenance Director.
I. Essential Job Functions:
Must take pride in their work
Strives to perform make ready duties in the most time-efficient manner and complete work in time allotted for each job
Ensures excellence in painting, repair, and first impression
Assists in managing all scheduling, ordering, and coordination of assignments
Inspects apartments continuously, recording, and correcting deficiencies
Identifies items for repair and remedies any plumbing, electrical, appliance or general maintenance deficiencies.
Identifies items for repair for HVAC systems and provides recommendations for repairs.
Successfully paints units using the paint sprayer as well as brush and rollers.
Successfully completes make ready turn checklists ensuring 100% completion and satisfaction
Identifies opportunities to save time and reduce expenses throughout make ready process without hindering quality
Maintains a service-oriented environment by exhibiting a professional appearance and attitude
Training and advising other team members on essential job functions
Understand and communicate the importance of safety practices
Maintains and provides preventive maintenance on company vehicle
Maintains a satisfactory driving record if driving a company vehicle
Maintains and tracks inventory of supplies and equipment
Contacts properties for formal quotes and estimates
Demonstrates and communicates a commitment to company goals and values
II. Other job functions:
Assists Make Ready Technician and Cleaning Director as needed
Communicates with clients in a professional and customer service-oriented manner
Performs maintenance and preventative maintenance as needed
Identifies opportunities for additional company revenue including chargebacks for time/materials and new work
Ability to work in a fast-paced environment and adapt quickly to shifting priorities
Delegating tasks to other team members
Develop a strategy that team members can use to better reach the project’s goal

Lift and carry objects up to 100 lbs
Carry and maintain all company owned equipment
The employee will have to walk and stand for extended periods. The standing and walking will include uneven and slippery surfaces.
The employee will have to climb ladders or stairs, kneel, crouch and/or crawl to inspect various elements of the unit.
The employee will need to push, pull, finger, grasp and feel in order to inspect the job or to perform various duties.
The employee will need to have the visual acuity to determine the accuracy, neatness and thoroughness of the work assigned and to make observations as to the quality of the product.
The employee may be required to operate a motorized vehicle and other equipment.

V. Employment Qualification
Self-motivated, positive, high-energy person
Demonstrated work ethic with a history of loyalty and integrity
Valid driver’s license and insurance, reliable transportation
Insurance approved driving record if driving a company vehicle
Light electrical and plumbing, carpentry, HVAC, and interior repairs. Able to operate carpet shampoo machine, hand tools, appliance dolly, HVAC tools
Understands company culture and works to reinforce the company’s values with other employees
Demonstrated commitment to safety in the workplace
Minimum of 3 years of experience in the multi-family maintenance or construction industry
