The Commercial Construction Project Manager (PM) is responsible for planning, coordinating, and overseeing all phases of commercial construction projects from pre-construction through closeout. The PM ensures that projects are completed on time, within budget, and according to design specifications while maintaining strong communication between clients, subcontractors, and internal teams. This role is critical for aligning field operations with financial performance, quality control, and client satisfaction.

Key Responsibilities

Project Planning & Execution

  • Lead all aspects of project planning, including scope, budget, schedule, and resources
  • Develop and manage project timelines using scheduling tools (MS Project, Primavera, etc.)
  • Review and interpret construction drawings, specifications, and contracts
  • Coordinate with architects, engineers, and consultants during pre-construction


Financial & Budget Management

  • Develop and track project budgets and forecasts
  • Manage costs and control expenses through the project lifecycle
  • Approve and track invoices, purchase orders, change orders, and subcontractor payments
  • Monitor profit margins and ensure financial health of the project


Subcontractor & Vendor Coordination

  • Solicit, evaluate, and award bids to subcontractors and vendors
  • Negotiate and execute subcontracts and material purchase agreements
  • Coordinate construction sequences, phasing plans, and delivery schedules


Jobsite Oversight (in collaboration with Superintendent)

  • Conduct regular site visits to ensure schedule, quality, and safety compliance
  • Maintain open communication with the Superintendent to resolve on-site issues
  • Monitor progress and adjust plans or resources as needed


Client & Stakeholder Communication

  • Serve as the primary point of contact for the client and design team
  • Provide consistent updates, reports, and meeting summaries to clients
  • Lead weekly project meetings and maintain documentation on project status


Documentation & Closeout

  • Maintain accurate project documentation (contracts, RFIs, submittals, COs, meeting minutes)
  • Ensure timely project closeout, punch list completion, and warranty handoff
  • Compile and deliver final closeout packages to clients and stakeholders


Required Qualifications

  • 5+ years of project management experience in commercial construction
  • Proven success managing ground-up, interior build-out, or multi-phase commercial projects
  • Strong understanding of construction contracts (AIA preferred), building codes, and permitting
  • Proficient in construction management software (Procore, Buildertrend, Microsoft Project, Bluebeam)
  • Excellent communication, leadership, and organizational skills
  • Bachelor’s degree in Construction Management, Engineering, Architecture, or related field (preferred)


Preferred Qualifications

  • Experience in healthcare, hospitality, retail, or industrial construction
  • OSHA 30 Certification
  • PMP, CCM, or similar certification (a plus)


Work Environment

  • Office and field-based (site visits required throughout project duration)
  • Occasional evening/weekend work may be necessary to meet project milestones
  • Fast-paced environment requiring multitasking, strategic thinking, and deadline-driven decision-making

Salary

$90,000 - $125,000 per year
