About the role
This role manages the day-to-day operations of a private residential and short-term rental portfolio, along with personal and household support for the CEO of LeasePoint Funding Group.
We want to be clear about the shape of the week, because it is unusual for a role like this. Around 70 percent of the job is property, vendor, and personal work. You will spend a good part of your week out at properties meeting contractors, checking on projects, and keeping things moving, and the rest at a desk on-site handling scheduling, payments, and licensing.
If you enjoy owning a portfolio, solving problems without waiting for direction, and seeing a project through from bid to finished work, this is a role with a lot of independence and very little bureaucracy.
The portfolio
Eight properties at various stages, with more added over time:
- Primary residence in Austin
- Short-term rental in Austin, currently in high season
- Short-term rental in Fairplay, Colorado, managed remotely
- Ranch property in Texas
- Two development and renovation properties
- A College Station short-term rental coming online
What you’ll own
- Vendor and trades management. This is the heart of the job. You will work with roughly 20 to 25 active vendors, including house cleaners, lawn and landscaping crews, electricians, plumbers, HVAC, pest control, glass and window repair, handymen, auto detailing, and specialty contractors. You schedule them, meet them on site, confirm the work was done well, follow up when things stall, and bring in alternatives when we need better options. When two contractors give you conflicting information about what has to happen first, we would like you to work it out.
- Vendor payments. Setting vendors up in Chase, processing ACH and recurring payments, tracking invoices, confirming we were billed correctly, and sorting out refunds when we weren’t.
- Short-term rental operations. Airbnb and VRBO listing management, pricing around local events, guest correspondence before and during stays, calendar management, turnover coordination with cleaners, inventory and restocking, and coordination through Breezeway.
- Licensing and compliance. Short-term rental license applications and renewals with county authorities, state sales tax licenses, LLC registrations, and coordinating property tax protests with our tax group. Some of this spans more than one state.
- Project coordination. Ongoing improvement projects across the portfolio. Right now that includes a sauna installation in Colorado, EV charger installs at two properties, a fence build, landscape design, and a plumbing scope at a development property. You gather bids, compare them, bring us options, and manage the work through to completion.
- Personal and household support. A meaningful part of this role supports the CEO personally rather than the business. That includes vehicle registration, inspection and detailing, insurance policies and renewals, handling of estate and legal documents, household staff coordination and hiring, and occasional errands and family logistics. We mention it up front so there are no surprises.
- Daily reporting. A short written recap at the end of each day covering what got done, what is in progress, and anything that needs a decision.
What success looks like
- First 30 days. You know the portfolio, you have met the key vendors, and you can answer a question about any property without looking it up. You have taken over vendor payments and scheduling.
- 60 to 90 days. You are running independently. Problems get solved and reported rather than escalated, you bring options and a recommendation instead of a question, and nothing happening at a property is a surprise to you.
What we’re looking for
- 4+ years in property management, facilities, or a comparable operations role where you owned vendor relationships directly
- Real experience scheduling and managing trades and contractors
- Comfort with vendor payments, invoices, and basic bookkeeping
- Valid driver’s license, reliable vehicle, and willingness to be at properties several times a week
- Strong judgment, since you will regularly need to make a call without reaching us first
- Discretion, since you will see personal financial and legal information
- Comfort picking up software quickly: property platforms, banking portals, Airbnb and VRBO, shared inboxes, task management
- Helpful but not required: short-term rental experience, a real estate license, Fair Housing certification, QuickBooks, or multi-state licensing experience.
