KVP Inc. is hiring a Development and Construction Project Manager to lead ground-up development and capital improvement projects across our owned portfolio. In this role, you will serve as the owner’s representative from feasibility and entitlements through design, construction, closeout, and handoff to operations. We’re looking for a highly organized, field-savvy project leader who can protect ownership interests, drive schedules and budgets, and collaborate effectively with contractors, consultants, and internal stakeholders. This is a hands-on role with meaningful visibility and the opportunity to shape projects from concept to completion.
Project Development & Preconstruction
• Manage projects from initial concept through entitlements, permitting, and approvals
• Coordinate feasibility analysis, due diligence, and site assessments in collaboration with leadership
• Oversee selection and management of design teams (architects, engineers, consultants)
• Review and comment on all design documents to ensure alignment with owner’s program and budget
• Lead value engineering efforts and scope refinement during preconstruction
Procurement & Contracting
• Prepare and issue RFPs; solicit, level, and evaluate bids from general contractors and subcontractors
• Negotiate and execute contracts, including GC agreements, design contracts, and vendor agreements
• Establish project budgets and maintain cost control throughout the project lifecycle, including oversight of pay apps.
Construction Administration
• Serve as owner’s representative on all active projects; primary point of contact for GCs and design teams
• Conduct regular site visits to monitor construction progress, quality, and safety compliance
• Review and approve pay applications, change orders, and RFIs in a timely manner
• Track schedules, anticipate delays, and proactively manage risk
• Resolve field issues and conflicts between stakeholders with a solutions-first approach
Capital Improvements — Owned Portfolio
• Manage capital improvement projects across KVP’s owned properties, from scope definition through completion
• Coordinate with property management and operations teams to minimize tenant and operational disruption
• Track deferred maintenance items and contribute to long-term capital planning
Closeout & Handoff
• Lead project closeout: punch list completion, final inspections, certificate of occupancy, and lien waivers
• Assemble and maintain complete project documentation, as-built drawings, warranties, and O&M manuals
• Transition completed projects to operations/property management with proper documentation and training
Required
• 5+ years of experience in real estate development, construction management, or owner’s representation
• Demonstrated experience managing ground-up development and/or capital improvement projects end-to-end
• Strong knowledge of construction means and methods, contract types, and construction documentation
• Proficiency in reading and interpreting architectural and engineering drawings
• Experience with project budgeting, cost tracking, and change order management
• Excellent written and verbal communication skills; comfortable representing ownership in all stakeholder settings
• Highly organized with the ability to manage multiple active projects simultaneously
Preferred
• Experience working directly for a real estate owner, developer, or family office (not just a GC or CM firm)
• Familiarity with entitlement and permitting processes in Greenville, SC
• Bachelor’s degree in Construction Management, Real Estate, Architecture, Civil Engineering, or related field
• Experience with project management software (Procore, Buildertrend, or similar)
