As the Assistant Property Manager, you will have a passion for delivering exceptional tenant and client support. You will have experience in property management or a related field and a solid understanding of property management processes. Description

Property Management Essential Functions

  • Support the Property Manager in responding to tenant inquiries, handling day-to-day tenant communications, and ensuring prompt follow-up on questions or concerns.
  • Build positive relationships with prospective and current tenants/owners.
  • Support rent collection efforts by following up on outstanding balances, coordinating with tenants on payment options, and helping manage delinquency reports.
  • Conduct regular compliance checks to ensure properties meet lease contracts and company standards. Report any findings to the Property Manager and suggest action items as needed.
  • Assist in coordinating with vendors for property repairs and maintenance, tracking vendor performance, and ensuring timely completion of tasks.
  • Help maintain accurate tenant records, lease files, and financial documentation. Support the property management team with additional administrative tasks as required.
  • Oversee the timely and successful completion of maintenance requests
  • Assist with all financial procedures including verifying renter income, processing monthly payments, and executing default protocol.
  • Create organizational systems to support accurate record keeping, efficient financial transactions and prompt renter complaint resolution.
  • Identify and efficiently manage property maintenance needs, including but not limited to, parking lot sweeping, striping, snow removal, landscaping, lighting, utilities, trash service, HVAC systems service, janitorial and/or housekeeping services, etc.
  • Maintain proper testing, maintenance and monitoring of building safety systems.
  • Perform and report on monthly inspections at each managed property. Address any issues found, in keeping with lease contracts and company standards.
  • Travel to assigned properties to regularly inspect properties and meet with current tenants.


Qualifications

  • To perform this job successfully, an individual should have a strong working knowledge of MS Word, PowerPoint, Outlook, and Excel.
  • Must have a valid NE drivers license, a good driving record and be insurable under the company insurance program.
  • Strong organizational and multitasking abilities.
  • Excellent written and verbal communication skills.
  • Proficiency in property management software (experience with Appfolio or similar platforms is a plus).
  • Basic knowledge of property management principles, local housing laws, and tenant-landlord regulations.
  • Team-oriented attitude with the ability to take direction and work independently.

Salary

$20 - $23 per hour
