Golden Sky Management is hiring a Residential Service Technician to keep our growing portfolio of homes and apartments running. You’ll be the hands-on problem-solver residents count on.
Position Summary
The Residential Service Technician performs and completes maintenance and repair work orders across Golden Sky Management’s residential portfolio. Working from assigned service calls, you’ll diagnose issues, make quality repairs across multiple trades, prepare vacant units for new residents, and respond to emergencies. You’ll work independently in the field, document your work in our property management system, and hand larger projects off to our in-house construction team when they exceed service scope.
Key Responsibilities
• Complete resident- and property-generated work orders across plumbing, electrical, minor HVAC, carpentry, drywall, painting, and appliance repair.
• Diagnose maintenance issues accurately and complete durable repairs the first time.
• Perform unit turns and make-readies — repairs, punch-out, and prep to return vacant units to rent-ready condition on schedule.
• Respond to after-hours and emergency service calls on a rotating on-call basis (water intrusion, no heat or AC, lockouts, safety issues).
• Execute preventive maintenance on building systems, appliances, and common areas.
• Replace and repair fixtures, faucets, toilets, disposals, water heaters, locks, doors, windows, flooring, and appliances.
• Document all work — labor, parts, photos, and status — in the company work-order system (Buildium) accurately and promptly.
• Maintain a clean, safe worksite and treat resident homes and belongings with care and professionalism.
• Manage assigned tools, materials, and vehicle inventory; source and pick up parts as needed.
• Identify work beyond service scope and route it to the construction team or licensed specialty vendors.
• Communicate clearly and courteously with residents, teammates, and management.
Required Qualifications
• 2+ years of hands-on maintenance, trades, or property maintenance experience.
• Working knowledge across multiple trades — a capable generalist who can troubleshoot plumbing, electrical, appliances, and basic carpentry.
• Ability to work independently, prioritize a daily route of work orders, and manage time in the field.
• Valid Indiana driver’s license and a driving record acceptable for operating a company vehicle.
• Ownership of basic hand tools.
• Reliable, punctual, and professional in resident-occupied homes.
• Ability to read and follow work orders and communicate status clearly.
• Availability to participate in the on-call / emergency rotation.
Preferred Qualifications
• EPA Section 608 certification (HVAC).
• Prior residential property management or multifamily maintenance experience.
• Experience with Buildium or a comparable work-order / property management platform.
• Specialty licensing or certification in a trade (HVAC, electrical, plumbing).
• Bilingual (English / Spanish).
Physical Requirements & Working Conditions
• Regularly lift and carry up to 50 lbs; occasionally more with assistance.
• Climb ladders and stairs; kneel, crouch, crawl, and work in tight spaces.
• Work indoors and outdoors in varying weather and seasonal conditions.
• Stand, walk, and use hands and tools for extended periods.
• Drive between properties throughout the workday.
Schedule & Compensation
• Full-time, hourly (non-exempt); [standard schedule — e.g., Mon–Fri] with rotating on-call.
