Downtime Vacation Rentals manages a small collection of luxury homes across Panama City Beach and 30A. We’ve been at it since 2023, and we’ve stayed small on purpose. Every home gets walked, every detail gets noticed, and every guest and owner has a real person in their corner. As our Luxury Property Experience Manager, that person is you. You’ll look after our homes, take care of our guests from booking to checkout, and keep our owners confident their property is in great hands. It’s a hands-on role at a young company that moves fast and does things differently.
Downtime Vacation Rentals is a boutique luxury vacation rental management company based in Panama City Beach, Florida. Since 2023, we’ve managed a hand-picked collection of high-end homes across Panama City Beach and 30A. We take care of everything for our owners: guest communication, housekeeping, maintenance, detailed in-person inspections and marketing.
What makes us different is that we stay small on purpose. Most rental companies on the Emerald Coast chase volume. We’d rather know every home by heart. Owners work directly with our team and always know what’s happening with their property, and guests get personal, five-star service from booking to checkout. We’re a young, fast-moving team that believes a vacation home deserves the same care as a luxury hotel.
Everyone else gets the downtime. You make it happen.
Yes, this is a property management job. But it isn't the one you're picturing. Nobody books a luxury beach home hoping it gets "managed." They book it hoping for the best week of their year. And owners don't hand us their home hoping it gets "managed" either. They want it cared for like it's ours. Your job is to make sure both happen.
Most rental companies on the Emerald Coast chase volume. More homes, more bookings, less attention. We went the other direction. We keep a small collection of luxury homes on purpose, so every home gets walked, every detail gets noticed, and every guest gets a real person who actually cares how their trip is going.
We're a young company that moves fast, tries new things, and isn't afraid to do it differently than everyone else. If that sounds like your kind of place, keep reading.
You'll own two things: the guest experience and the care of every home, start to finish. Here's what that looks like day to day.
The guests. You'll be the first voice a guest hears and the last one they remember. Pre-arrival messages, a smooth check-in, a quick check-in mid-stay, and the 9pm "the pool heater stopped" call handled like it's no big deal. When there's a birthday or anniversary on the calendar, you'll find a way to make it special.
The homes. You'll walk our homes regularly and inspect them in detail, catching the loose cabinet hinge before a guest ever does. You'll coordinate turnovers with our cleaners, schedule and follow up on maintenance, and work with our service partners so every home is perfect on arrival.
The owners. For a select group of homes, you'll be the owner's main point of contact. That means regular updates on how their home is doing, flagging issues early with a recommended fix, walking them through maintenance needs, and making sure they always know their home is in great hands.
Everything in between. We're a small team, so you'll jump in wherever you're needed. You'll wear a lot of hats here. We think that's the fun part.
You get genuinely excited about making someone's day. You notice things other people walk right past. You stay cool when plans change. You'd rather be out in the homes than stuck behind a desk. And you want to join something early, where your ideas actually shape how things get done.
Hospitality or vacation rental experience helps. The right attitude matters more.
A competitive salary based on experience, plus health insurance and a 401(k) with company match. We'll also set you up with a company phone and computer, and a monthly gas stipend, because this job happens out in the homes.
You'll need to live in the Panama City Beach / Emerald Coast area, have reliable transportation, and be flexible with some evenings and weekends. Guests don't only need us 9 to 5, and neither will you.
We take other people's downtime seriously. Come help us do it.
