Coare Communities, LLC a National Real Estate Investment Company which specializes in manufactured housing communities is seeking a Community Manager for a property located in the Des Moines area. The ideal candidate will be located in close proximity to the area. This position will be responsible for all phases of Operations, including, but not limited to driving occupancy, ensuring asset quality, achieving financial objectives, and having oversight of personnel and resources.

KNOWLEDGE/SKILLS:

• Accountability for all day-to-day operations of the community.
• Execute and follow all company policies and procedures daily.
• Manage and ensure that all financial objectives (expenses, occupancy, collections, NOI) are met.
• Ensure that all budgeted goals are met each quarter.
• Walk the community daily to ensure homesite violations and safety issues are being addressed timely.
• Ensure collection procedures are being followed and maintained at the company goal of 3%.
• Manage customer service by providing positive resident experiences.
• Ensure sales goals are met through marketing initiatives and creative ideas.

REQUIREMENTS:

• Proficient in computer skills and software.
• 3-5 years’ experience in retail, hospitality and/or property management.
• Results driven and positive with an eye for detail.
• Must have flexibility to travel on occasion and work some weekends as required.
• Must have excellent written and verbal communication skills.
• Must have excellent organizational and tasking skills.
