Scope

To be responsible, for a Community including, but not limited to, maintaining  occupancy goals,  assisting with sales/leasing , ensuring asset quality, delivering good customer service to residents, achieving financial objectives and  collecting rent . Adhering to all applicable Fair Housing Laws governing real estate sales, leasing and management/ maintenance services.

 

The following is a list of responsibilities including but not limited to the performance of the Assistant  Manager as determined by Coare Management , LLC:

Responsibilities

·        Accountability for assisting with the day-to-day operations of a community within a portfolio.

·        Assist  with ensuring that all financial objectives (controllable expenses, occupancy, collections) are met.

·        Assist communities with customer service and retention of residents.

·        Ensure occupancy goals are met by assisting leadership with marketing initiates to drive top line performance. 

·        Assist with correcting issues identified during a property visit and do follow-up every Friday to ensure homesite violations, safety issues are being addressed promptly.

·        Assist DM with Town Hall Mtgs as needed.

·        Ensure the community is well maintained from a safety standpoint using violations procedures with follow-up.

·        Ensure collection procedures are being followed and delinquency maintained at co goal of 3% or lower.

Requirements

·    Proficient in computer skills and software

·    2-3 years’ experience in retail, hospitality and/or property management

·    Results driven and with strong financial and business acumen.

·    Must have flexibility to work some weekends as may be required for emergencies etc.

·    Must have excellent written and verbal communication skills.

·    Must have excellent organizational and tasking skills.

 

FLSA CLASS: Exempt

REPORTS TO:  District Manager

SUPERVISORY REPONSIBILITIES: None

JOB CATEGORY: Operations

POSITION CLASS: Management

 

PHYSICAL REQUIREMENTS:

This role requires the employee to occasionally lift packages up to 20 lbs. Are required to walk communities on a weekly basis..

Salary

$10,000 - $12,000 per year
