We are seeking an experienced EPA-Certified Maintenance Supervisor to oversee and manage maintenance operations at our apartment community. This role combines advanced technical expertise with strong supervisory skills to ensure the property operates efficiently, safely, and in accordance with company standards.
The Maintenance Supervisor is responsible for directing daily maintenance functions, ensuring regulatory compliance, supporting team performance, and delivering exceptional service that drives resident satisfaction.
Key Responsibilities
- Supervise, assign, and prioritize daily maintenance tasks and service requests
- Troubleshoot, repair, and maintain HVAC systems in compliance with EPA refrigerant regulations
- Oversee repairs involving plumbing, electrical systems, appliances, motors, pumps, and other mechanical equipment
- Implement and manage preventative maintenance programs for units and common areas
- Oversee and assist with “make-ready” processes to prepare vacant units for new residents
- Conduct routine property inspections to maintain curb appeal, exterior lighting, and overall safety
- Ensure compliance with federal, state, and local safety regulations and company policies
- Maintain accurate work orders, service logs, and inventory records
- Respond promptly to resident service requests and escalations
- Manage and participate in the on-call rotation schedule
- Train, mentor, and evaluate maintenance team members to ensure consistent performance and adherence to safety standards
- Monitor inventory levels and coordinate ordering of supplies and materials
Required Qualifications
- Valid EPA Certification
- HVAC certification required
- 5+ years of maintenance experience, preferably in multi-family housing
- Previous supervisory experience required
- Strong working knowledge of HVAC systems, electrical, plumbing, and appliance repair
- Ability to read and interpret technical manuals, schematics, and blueprints
- Strong diagnostic, organizational, and leadership skills
- Excellent communication and customer service abilities
- Ability to lift up to 50 lbs and work in varying environmental conditions
