Description

Role Overview

We are seeking a high-potential College Intern to support diverse entrepreneurial initiatives. You will work directly with the founder on high-impact tasks spanning professional services (consulting, advisory), technology (AI/proptech tools), and real estate development/land intelligence. This is a true generalist role where you’ll gain hands-on experience across strategy, operations, marketing, research, and execution.

Key Responsibilities

  • Professional Services & Advisory
  • Support Growth Board sessions and EOS implementation for CEO clients (research, prep materials, follow-up notes).
  • Assist with client proposals, contracts, pitch decks, and “Beneath the Armor” leadership narratives.
  • Help with multi-entity operations (QuickBooks/Xero tasks, basic financial tracking, vendor coordination).
  • Technology & AI Initiatives
  • Contribute to LandXOS platform development — research geospatial tools, AI agents, data analysis, and SaaS features.
  • Create or update content for websites (boltonaa.com, LandXOS), social media, and marketing materials.
  • Support patent-related documentation, competitive analysis, and YC/Fifth Wall-style investor research.
  • Real Estate & Land Development
  • Assist with property analysis, market research, comps, and due diligence for development projects or farm-related initiatives.
  • Help prepare materials for tax appeals, entitlements, Farm Bill advocacy, or mixed-use rural projects.
  • Coordinate with partners on contracts, settlements, and operational tasks.
  • General Entrepreneurial Support
  • Conduct market/competitor research and summarize findings.
  • Organize files, manage calendars, prepare meeting agendas, and handle light administrative tasks.
  • Take ownership of small projects end-to-end and propose new ideas to improve processes.
  • Support event planning, networking (e.g., Piranha Tank angel group), and special initiatives.

Qualifications

  • Currently enrolled in a college or university (rising junior or senior preferred).
  • Majors in Business, Entrepreneurship, Real Estate, Engineering, Computer Science, Economics, or related fields are welcome — we value curiosity and drive over specific major.
  • Strong written and verbal communication skills.
  • Proficient in Microsoft Office/Google Workspace; experience with Canva, basic data tools (Excel, Airtable, etc.), or AI tools (ChatGPT, Claude, etc.) is a plus.
  • Interest in AI, real estate, startups, or scaling businesses.
  • Highly organized, proactive, and able to manage multiple priorities in a fast-paced environment.
  • Reliable transportation for occasional in-person work in McLean, VA (hybrid flexibility available).
  • Background check and professional references required.

What You’ll Gain

  • Direct mentorship from a serial entrepreneur (CEO of the Year, National Innovation Award winner, civil engineer, and inventor).
  • Broad exposure to real business operations across consulting, tech, and property development.
  • Opportunity to build your network in the DC metro area (investors, CEOs, government relations).
  • Portfolio-building projects and potential for strong recommendation letters or future full-time opportunities.
  • Flexible schedule around classes; competitive hourly pay.

Salary
