Title: Property Manager (PM)
Salary Range: $27.00 – $32.00/hour NON-exempt
Job Type: Full-time, Monday - Friday, In Office

Job Responsibilities:
• Act as a liaison between tenants and property owners, resolving complaints professionally
• Provide regular updates to property owners on property status and financial performance
• Ensure properties are listed on the company website with professional photos
• Collaborate with Accounting to maintain accurate owner and tenant records
• Maintain detailed records of tenant interactions and property conditions
• Utilize property management software (e.g., AppFolio) for various tasks
• Provide exceptional customer service to tenants and property owners
• Approve and coordinate tenant maintenance requests with vendors
• Address and resolve tenant issues promptly and professionally
• Conduct thorough tenant screenings using company software
• Ensure compliance with local, state, and federal regulations
• Regularly inspect properties, both interior and exterior
• Serve as the primary contact for owners and tenants
• Prepare and manage budgets for property expenses
• Negotiate lease terms and finalize lease agreements
• Negotiate lease terms and finalize lease documents
• Perform other duties as assigned by management
• Schedule and oversee maintenance and repairs
• Oversee the eviction process when necessary
• Conduct regular inspections of properties
• Collect rent and ensure timely payments
• Handle tenant inquiries and complaints
Essential Job Functions:
• Strong written and verbal communication skills for interacting with supervisors, tenants, owners, and vendors
• Excellent organizational skills, attention to detail, and task management
• Physical activities including bending, stooping, kneeling, climbing, and crawling
• Perform additional duties as requested by management
Experience and Qualifications:
• Proficiency in email and Microsoft Office
• High school diploma or equivalent preferred
• Minimum of 5 years of Property Management experience preferred
• Exceptional customer service skills with a “Go the Extra Mile” mentality
• Experience with AppFolio or similar property management software is a plus
