Bedrock Clean Energy is seeking a highly organized, detail-oriented, and proactive Document Specialist / Paralegal to support our utility-scale wind and solar development projects. This is a critical internal operations role focused on drafting and managing site control documents, performing initial title review work, coordinating curative efforts, and maintaining organization across a large volume of real estate and project development files. Description

Key Responsibilities

Site Control Drafting & Real Estate Documentation

  • Draft and prepare site control agreements including easements, leases, options, amendments, memorandums, consents, SNDAs, estoppels, and related real estate documents
  • Prepare execution packages and ensure documents are complete, accurate, and properly formatted prior to execution
  • Coordinate document revisions, redlines, and clean copies between internal staff, attorneys, title companies, and landowners
  • Maintain version control and organized archives of agreement revisions and executed documents
  • Ensure all agreements are properly signed, notarized, and fully executed before processing and recording

Initial Title Review & Curative Support

  • Perform initial title review of title commitments, ownership reports, deeds, mortgages, liens, easements, and related title documents
  • Identify potential title concerns, ownership discrepancies, missing interests, lender issues, and curative requirements
  • Assist with tracking title exceptions, curative items, and outstanding title requirements across multiple projects
  • Coordinate with title companies, lenders, attorneys, surveyors, and internal staff regarding title and curative matters
  • Help maintain title proformas, tracking spreadsheets, and organized curative records

Document & File Management

  • Maintain accurate digital and physical project files using standardized naming conventions and folder structures
  • Organize incoming project documentation and maintain consistency across project databases and tracking systems
  • Assist with payment directives, W-9 collection, EFT setup documentation, and ownership verification
  • Track project statuses, document execution, and outstanding action items with a high level of accuracy

Internal Project Support

  • Support land acquisition teams with document preparation and operational coordination
  • Assist leadership with special projects, reporting, and process improvement initiatives
  • Help maintain consistency in internal workflows, document standards, and project organization

Compliance & Quality Control

  • Review documents for completeness, formatting consistency, and accuracy
  • Identify missing information, inconsistencies, or administrative issues before execution
  • Help ensure internal procedures and documentation standards are consistently followed across projects
  • Maintain confidentiality of sensitive business and landowner information

Qualifications

Required

  • Experience drafting real estate agreements, site control documents, or similar legal/transactional documents
  • Strong attention to detail and ability to manage large volumes of documentation accurately
  • Strong proficiency in Microsoft Office, particularly Excel, Word, Outlook, and Teams
  • Ability to read and understand legal descriptions, title documents, and real estate agreements
  • Exceptional organizational and time management skills
  • Strong written and verbal communication skills
  • High level of professionalism and discretion when handling confidential information

Preferred

  • Experience reviewing title commitments and supporting title curative processes
  • Background as a paralegal, legal assistant, title specialist, document control specialist, or contract administrator
  • Experience in renewable energy, real estate development, title, construction, oil & gas, or legal environments
  • Associate’s degree, paralegal certificate, or equivalent professional experience
  • Experience working with shared drives, cloud-based file systems, and document management systems
  • Ability to work efficiently with spreadsheets, trackers, and large digital filing systems

Compensation & Benefits

  • Salary range: $30.00 - $36.00 per hour, depending on experience
