What You'll Do


As the Leasing Consultant, you will be the first impression of our community and play a key role in achieving occupancy goals while providing exceptional customer service.

Responsibilities include:

  • Welcome every prospect, resident, and guest with enthusiasm and professionalism.
  • Build relationships with prospective residents by understanding their housing needs and presenting the community as the perfect place to call home.
  • Conduct engaging apartment tours showcasing community amenities and apartment features.
  • Respond promptly and professionally to phone calls, emails, online inquiries, and walk-in traffic.
  • Follow up consistently with prospects to convert leads into signed leases.
  • Review rental applications and assist with applicant screening and verification.
  • Prepare lease agreements and move-in documentation.
  • Ensure model apartments, tour paths, and vacant units are clean, attractive, and ready for showings.
  • Maintain knowledge of local market conditions, competing communities, and neighborhood amenities.
  • Assist with marketing initiatives, outreach events, and resident retention programs.
  • Help maintain accurate leasing reports, traffic logs, and market surveys.
  • Deliver an outstanding customer experience from the first interaction through move-in.


Affordable Housing (LIHTC) Responsibilities


This position requires previous LIHTC (Low-Income Housing Tax Credit) experience.

Responsibilities include:

  • Explain affordable housing qualifications and eligibility requirements to applicants.
  • Process affordable housing applications accurately and efficiently.
  • Collect and review income, asset, and household documentation.
  • Complete and maintain applicant certifications and annual recertifications.
  • Ensure resident files remain compliant and audit-ready.
  • Maintain compliance with LIHTC, Fair Housing, and all applicable federal, state, and local housing regulations.
  • Work closely with compliance partners to ensure timely processing of files.

Qualifications

Required

  • Minimum 2 years of multifamily property management and leasing experience
  • LIHTC (Affordable Housing) experience required
  • Affordable housing experience involving LIHTC, HUD, Section 8, HOME, or similar programs.
  • Knowledge of income qualification, household eligibility, verifications, certifications, and recertifications.
  • Working knowledge of Fair Housing requirements.
  • Bilingual (English/Spanish) required
  • Experience managing and maintaining resident files
  • Strong customer service, sales, and communication skills
  • Excellent organizational and time management skills
  • Ability to work Saturdays as scheduled
  • Valid driver's license
  • Successfully pass a pre-employment background check and drug screening

Preferred

  • Experience with Yardi
  • Knowledge of Fair Housing regulations
  • Affordable housing certification, such as TCS, HCCP, COS, or equivalent.
  • Experience with certifications and annual recertifications
  • Experience with affordable housing compliance and file audits
