Leasing Consultant with Affordable Housing Experience Required
The Leasing Consultant is responsible for leasing apartment homes, supporting occupancy goals, providing excellent resident service, and ensuring compliance with applicable affordable housing program requirements. This position requires experience with affordable housing programs such as LIHTC, HUD, Section 8, HOME, or other income-restricted housing programs.
Leasing and Prospect Management
- Greet prospective residents and provide professional community tours.
- Explain apartment features, community amenities, rental rates, deposits, qualification criteria, and available affordable housing programs.
- Respond promptly to telephone calls, emails, internet leads, walk-in traffic, and resident referrals.
- Conduct consistent prospect follow-up to meet leasing and occupancy goals.
- Maintain accurate guest cards, traffic reports, prospect notes, and leasing activity in the property management system.
- Assist applicants with completing rental applications and submitting required documentation.
- Process applications accurately and within established deadlines.
- Prepare lease agreements, addenda, move-in documents, renewals, and resident correspondence.
- Coordinate move-in appointments and ensure all required documents are completed before move-in.
- Maintain models, vacant apartments, leasing offices, and amenity areas in tour-ready condition.
Affordable Housing Compliance
- Explain affordable housing eligibility requirements to applicants and residents clearly and professionally.
- Collect and review income, asset, household composition, student-status, and eligibility documentation.
- Assist with initial certifications, annual recertifications, interim certifications, and household changes.
- Obtain third-party verifications and follow up on missing or incomplete documentation.
- Calculate or assist with calculating household income, assets, allowances, and rent in accordance with applicable program requirements.
- Review files for accuracy, completeness, and compliance before submission for approval.
- Maintain organized applicant and resident files that are ready for internal, investor, agency, or compliance audits.
- Monitor certification and recertification deadlines and communicate with residents in advance.
- Issue required notices and documentation in accordance with company procedures and applicable housing program requirements.
- Protect confidential applicant and resident information.
- Maintain compliance with Fair Housing, Section 504, reasonable accommodation, and reasonable modification requirements.
- Immediately report suspected fraud, inconsistent documentation, or compliance concerns to management.
Resident Relations and Retention
- Provide courteous and professional service to residents and applicants.
- Respond to resident questions and concerns promptly.
- Assist with lease renewals and resident retention efforts.
- Communicate upcoming certification, inspection, renewal, and documentation deadlines.
- Coordinate resident requests with management and maintenance.
- Assist with resident events, community outreach, and engagement programs.
- Maintain professionalism during difficult conversations and escalate concerns when appropriate.
Administrative Responsibilities
- Accurately enter applicant, resident, leasing, and certification information into the property management and compliance systems.
- Maintain complete electronic and paper files.
- Prepare daily, weekly, and monthly leasing and occupancy reports.
- Monitor application status, vacancy availability, lease expirations, renewals, and move-in schedules.
- Assist with file audits and correct deficiencies within assigned deadlines.
- Maintain knowledge of current rental rates, concessions, occupancy goals, waiting-list procedures, and eligibility requirements.
- Follow company policies regarding collection and protection of personally identifiable information.
- Complete all required Fair Housing, compliance, leasing, and safety training.
Marketing and Outreach
- Participate in community outreach and approved marketing activities.
- Maintain accurate online apartment availability and property information.
- Assist with social media and resident referral initiatives.
- Develop relationships with local employers, housing agencies, social-service organizations, and referral partners when assigned.
- Promote the community in a manner consistent with Fair Housing and affordable housing marketing requirements.
Performance Expectations
The Leasing Consultant is expected to:
- Meet established leasing, occupancy, renewal, and closing-ratio goals.
- Follow up with qualified prospects within company-required timeframes.
- Complete applications and compliance files accurately and timely.
- Maintain certification and recertification deadlines.
- Minimize file errors and promptly correct audit findings.
- Provide accurate information without making promises outside company policy.
- Maintain professional attendance, punctuality, communication, and conduct.
- Perform additional duties and special projects assigned by the Property Manager or Regional Manager.
Required Qualifications
- Previous apartment leasing or property management experience.
- Affordable housing experience involving LIHTC, HUD, Section 8, HOME, or similar programs.
- Knowledge of income qualification, household eligibility, verifications, certifications, and recertifications.
- Working knowledge of Fair Housing requirements.
- Strong sales, customer service, communication, organization, and follow-up skills.
- Ability to maintain accurate, confidential, and audit-ready records.
- Ability to learn and use property management and compliance software.
- High school diploma or equivalent.
Preferred Qualifications
- Two or more years of multifamily leasing experience.
- Affordable housing certification, such as TCS, HCCP, COS, or equivalent.
- Experience with Yardi, OneSite, ResMan, Entrata, Fortress, or similar systems.
- Bilingual English and Spanish.
- Experience preparing files for agency, investor, or compliance audits.
