RESIDENTIAL PROPERTY MANAGER
Apex Property Management is looking for a Residential Property Manager to join our team. The Property Manager will be responsible for the overall management of their portfolio of business in the Madison, WI area. This individual should be a person of integrity, with a strong ability to work in a fast-paced environment, as well as being a problem solver and collaborative team player. Minimum of 3+ years of property management experience required. Hours: MON-FRI 9:00am-5:00pm.
RESPONSIBILITIES:
· Provide superior customer service to prospects, tenants, property owners, vendors, and all customers.
· Prepare marketing materials, use various media and advertising techniques to meet occupancy goals.
· Respond to rental inquiries quickly, conduct property tours, track showings and process applications.
· Determine the needs, living standards, and economic viability of prospective customers.
· Prepare leases and complete all necessary paperwork accurately and in a timely manner.
· Review all leases to ensure correct monthly obligations and resident lease compliance.
· Deliver notices to tenants for renewals, coordinate tenant move-ins and move-outs, processing all paperwork to meet established deadlines.
· Respond to resident concerns and provide appropriate solutions within a timely manner.
· Respectfully enforce policies and rules of the properties based on the lease documents.
· Ensure efficient operation of assigned properties within established financial guidelines.
· Monitor all building and capital expenses to ensure correct coding of building invoices and approve payments.
· Follow up on delinquent residents and coordinate collection procedures.
· Complete regular site visits, including vacancy inspections, to all properties within assigned portfolio.
· Proactively communicate with Property Owners on action items and other management/maintenance matters that arise.
· Draft and complete annual budget following both company and client guidelines.
· Ensure all contractors are properly insured pursuant to company guidelines.
· Maintain the properties and their grounds in a proactive, orderly, and clean manner by working with maintenance staff and subcontractors.

· Highly proficient with MS Office Suite, including Excel, experience with AppFolio is a plus!
· Minimum of 3+ years of property management experience required.
· Must own a reliable vehicle with insurance, and a valid driver’s license with a clean driving record. Reimbursement for mileage is given. Must pass background check and MVR check.
BENEFITS AND COMPENSATION:
· $41,600.00 - $52,000.00/year. Compensation is based on experience.
