The Leasing Agent will work with our team to help achieve business goals by effectively communicating with potential and existing residents and owners, closing leases, and developing an understanding of the responsibilities of working for a small business. Description

Essential Job Responsibilities:

·        Highlight property features and answer questions during property showings, close leases

·        Communicate effectively with prospective and current residents by showcasing property attributes and actively listening to resident needs through phone calls, text messages, and email

·        Determine needs, living standards, and economic viability of prospective residents in accordance with company procedures and Fair Housing requirements

·        Assist with staging and photographing properties for online listings

·        Create custom listings for new properties; build 3D tours for online presentation

·        Monitor lease expiration and move out/in dates; distribute and follow-up on renewal notices, list existing properties as necessary

·        Communicate with property owners concerning listings, include market recommendations, and questions relating to their properties

·        Process rental applications and perform background and credit checks to company standards with the assistance of the Leasing Manager; approve or deny applicants and arrange for rent and deposit collection

·        Photograph and document condition of properties at move-in, mid-lease inspections, and move-out; relay concerns to management

·        Secure new resident signature(s) on appropriate paperwork prior to move-in; orient new residents to property

·        Maintain current resident files

·        Ability to perform preventative maintenance checks in conjunction with the maintenance team

·        Quickly report maintenance service requests and inform the maintenance team

·        Answer questions for residents about community, repairs, rent, rules, etc.; follow up in a timely manner if unable to respond to residents on all matters

·        Handle resident concerns and requests in a timely manner to ensure satisfaction

·        Collaborate with accounting team to ensure incoming resident charges are complete and accurate

·        Take inbound calls from potential residents, current residents, and owners, and respond to online requests

·        Handle resident concerns and requests in a timely manner to ensure resident satisfaction

·        Always represent the company in a professional manner

·        Serve as rollover responsibility for other departments

·        Distribute company or community-issued notices

·        Assist management team with other various tasks as required


Essential Job Requirements:

·        Minimum 1-year customer service experience required

·        Possess basic sales skills and/or have 1-2 years of sales experience.

·        1-2 years with sales/marketing experience in the Property Management industry highly preferred

·        1-2 years of Property Management experience is preferred

·        Operate telephone, personal computer/keyboard, Microsoft Office including Excel and Outlook, community software

·        Excellent communication and negotiation skills

·        Demonstrate an ability to support and contribute to the community team

·        Comply with expectations as demonstrated in the employee handbook

·        Comply with federal, state, and company policies, procedures, and regulations

·        Demonstrate ability to diffuse and respond to customer concerns to avoid escalation of the issue

·        Must have a working smart phone

·        Must have a valid driver’s license and ability to pass a motor vehicle record check, per our insurance regulations

·        Must consent to a background check

·        Associate’s or Bachelor’s degree in Business-related curriculum preferred

·        Prior property management or real-estate field experience preferred

Specific demands also include the ability to talk to and hear customers and staff.
