Summary

Reporting to the Chief Executive Officer, the Vice President of Site Acquisitions leads the identification, evaluation, and acquisition of land and facilities for the company’s expanding data center development portfolio. This role builds and manages the site selection function from end to end, covering market and power research, due diligence, negotiation, and closing. Beyond the acquisition, the role carries a partnered responsibility through predevelopment and up to the commencement of construction, coordinating the transition of delivery responsibilities with the development team. 


Key Responsibilities

  • Lead the North America site selection strategy, identifying target markets based on power availability, fiber connectivity, tax incentives, and risk factors (seismic, flood, climate).  
  • Build and maintain relationships with communities, utility companies, transmission operators, economic development agencies, brokers, and landowners to source and secure development-ready sites.  
  • Manage the full site evaluation lifecycle: market screening, tax abatement and strategies, power and substation feasibility, environmental and geotechnical due diligence (including air-quality and protected-species/endangered-habitat review), preliminary site layout and test-fit studies, zoning and entitlement review, and financial underwriting.  
  • Negotiate land acquisition and option agreements, power purchase frameworks, and incentive packages in partnership with legal, finance, and delivery teams.  
  • Coordinate with internal Engineering, Construction, and Finance teams to validate site feasibility and ensure alignment with capacity delivery timelines.  
  • Provide development oversight of secured sites through design localization, adapting the standard facility program to site-specific conditions, utility interfaces, and jurisdictional requirements to carry each project from acquisition into predevelopment. 
  • Own the permitting workstream through to the start of construction, driving entitlement and construction-permit approvals to completion and coordinating the handoff of delivery responsibility with the development team as projects enter construction. 
  • Track and report on pipeline status, market intelligence, competitive activity, and emerging power/land opportunities to executive leadership.  
  • Develop and manage relationships with state and local government officials to advance permitting, zoning, and tax abatement processes.  
  • Establish repeatable processes, tools, and criteria for site scoring, risk assessment, and go/no-go decision-making.  
  • Represent the company at industry conferences, utility forums, and economic development events.  
  • Travel extensively (20%+) to evaluate sites and meet with stakeholders.

Qualifications

  • 15+ years of experience in site selection, real estate development, energy infrastructure, or a related field, with at least 5 years focused on data centers, industrial, or large-scale power-intensive projects.  
  • Demonstrated track record of sourcing and closing complex land and power deals, ideally in hyperscale data center development.  
  • Strong working knowledge of utility interconnection processes, transmission and distribution infrastructure, and regional power market dynamics.  
  • Established network of relationships with utilities, brokers, economic development organizations, and government officials.  
  • Experience negotiating land purchase/option agreements, easements, and incentive packages. 


Salary

$150,000 - $200,000 per year
