Description

You own the strategic through-line on our largest and most complex client relationships. You are the senior client contact on those accounts and the person who produces the strategy behind them, the diagnosis, the recommendation and the plan, for your own book and for the Account Managers who carry the rest.


Multifamily is a people business, and we are a fully remote partner. We earn our seat on a client's team continuously, not once a month. Our most sophisticated clients can read a report themselves. What they want is a point of view and a specific next move. This seat exists to supply it.


30 Lines serves more than one hundred fifty client organizations, from a single community to portfolios of ninety-plus properties. The book attached to this seat is at the heavier end of that range. It spans multiple services per client, multiple regions and stakeholders who measure us against their own occupancy and revenue targets, not against a marketing report.


The second half of the job is manufacturing strategy other people can run. A good recommendation should not depend on who happens to be on the call. You turn the recurring moves into named plays, wire them to the signals that should trigger them and mentor the Account Managers who use them.


This is a senior individual contributor role with leadership expectations. You will not have direct reports on day one. You will own the strategic standard for the team, and you will be measured on both your own accounts and the quality of the work around you.


WHAT YOU WILL DO

  • Serve as the senior strategic contact on our most complex accounts, trusted by executive and ownership-level stakeholders to drive occupancy and revenue outcomes.
  • Lead quarterly and executive business reviews built around one prepared, portfolio-level recommendation. Arrive with a plan.
  • Hold the meeting rule: No live meeting without one new strategic input.
  • Tier your book into Strategic, Growth, and Maintenance, using potential and seniority to tier honestly, including where a client does not need a quarterly review.
  • Turn the recurring moves into documented plays detailing how to run them, expected impact, effort and a client-ready pitch, then wire those plays to the signals that trigger them.
  • Hold the quality bar on what constitutes a good recommendation: specific, tied to a metric, with an expected outcome, an effort estimate and client-ready framing.
  • Deliver a strategy brief on every account before execution starts.
  • Read across channels. Website, paid search, SEO, lease nurturing and email are one funnel to the client: leads, cost per lease, and overall occupancy.
  • Anchor the read on the numbers an operator manages: marketing efficiency ratio, vacancy loss and full-funnel performance.
  • Mentor Account Managers on client strategy, communication and judgment.
  • Own the monthly advertising budgets and verify that what is live matches what is contracted.
  • Act as the approval gate for Fair Housing compliance in client-facing copy.
  • Drive expansion into new properties, services and regions inside your book.
  • Use the AI-assisted toolkit as part of your workflow and guide the team toward the same standard.

WHAT YOU WILL BRING

  • Six plus years in digital marketing, account management or client success, owning large or complex portfolios and presenting to executive and ownership-level stakeholders.
  • Evidence you have produced strategy other people could run. Playbooks, frameworks, templates and recommendation systems, not just strategy you delivered yourself.
  • Demonstrated account growth. You have found and closed expansion inside an existing book.
  • Experience mentoring or developing colleagues, formally or informally.
  • Expert fluency across digital marketing channels, explained without jargon.
  • Strong analytical skills. You can pull the data and form the recommendation.
  • Hands-on with Google Ads and Google Analytics. You can pull reports yourself and reconcile reported figures to their source.
  • Working knowledge of Fair Housing requirements. This role is the approval gate for Fair Housing and FTC pricing compliance in client-facing copy.
  • Client-ready writing that is sharp and clear.
  • Bias for action. Comfortable making a call with incomplete information and owning it.


NICE TO HAVE

  • Multifamily, property management or real estate marketing experience, ideally at a digital marketing agency.
  • Hands-on with Google Search Console and Google Tag Manager.
  • Familiarity with Yardi, Entrata, and RentCafe.
  • Experience with HubSpot and Asana.
  • A point of view on answer engine optimization, and what it changes for local demand.
  • Demonstrated use of AI tooling, not just occasional experimentation.
  • Experience supporting a SOC 2, ISO 27001 or comparable compliance program.

COMPENSATION

Base salary of $80,000-$100,000 per year, plus a bonus tied to net retention and expansion revenue. The bonus target is confirmed at offer.
