Position Overview:

We are seeking a strategic and experienced Director of Maintenance to lead our maintenance operations across all properties. This high-level leadership role focuses on developing and implementing departmental strategies, overseeing budgetary goals, building scalable vendor relationships, and ensuring operational excellence. The ideal candidate has advanced from a Maintenance Technician role, possesses strong organizational and leadership skills, and has extensive experience with P&L oversight, inventory systems, and vendor management.

Key Responsibilities:

• Strategic Leadership: Develop and implement maintenance strategies aligned with company objectives to enhance operational efficiency and profitability
• Budget and Inventory Management: Oversee departmental budgets, monitor expenditures, and implement cost-control measures
• Team Development: Lead, mentor, and develop a team of approximately 10 maintenance professionals, fostering a culture of excellence and continuous improvement
• Vendor Relations: Establish and manage relationships with vendors and contractors, negotiate contracts, and ensure quality service delivery
• Compliance and Safety: Ensure all maintenance activities comply with safety regulations, building codes, and company policies

Qualifications:

• Minimum of 10 years in property maintenance, with at least 5 years in a leadership role
• Bachelor’s degree in Facilities Management, Construction Management, or a related field (preferred)
• Proficiency in property management software (AppFolio strongly preferred)
• Strong knowledge of P&L statements, inventory control, and budget management
• Certification as a Certified Maintenance and Reliability Professional (CMRP) and/or Certified Apartment Manager (CAM) strongly preferred
• Valid driver's license and ability to travel between properties as needed

Compensation & Benefits:

• Starting Salary from $90,000 annually (commensurate with experience and qualifications)
